M3 Eagle reduces housing density, adds vineyards (access required)

The developers of M3 Eagle, a planned community proposed in the Eagle Foothills, have reduced the number of homes they plan to build from 8,160 to 5,463, according to a press release from M3 Eagle. Developer Bill Brownlee also plans to add 1,200 acres of vineyards – enough for four wineries, he said – to the design and to reserve more open space in critical wildlife habitat areas. He unveiled the new design at Eagle City Council Tuesday night.

The changes were necessary to comply with Eagle’s new comprehensive plan, which the Eagle City Council passed last week. The new comprehensive plan restricts density in the foothills and sets open space goals for the area.

M3 still wants to build more homes. Brownlee asked the city to give M3 a density bonus based on the amount of open space in the development. He’s hoping to build up to 7,153 housing units if the density bonus is approved.
