Multi-family development approved in old Boise ice cream plant (access required)

The Boise Planning and Zoning Commission last night approved a 12-unit residential development by developer David Hale in a 50-year-old former Albertsons ice cream production plant.

 

Hale, who bought the property through a holding company named French Vanilla Holdings LLC, plans to reuse and renovate the 11,000-square foot manufacturing building at the corner of 27th and Regan streets.

The building would be modified to provide more openings in what would become an exterior screen wall, and second-floor units would be stepped back to provide room for a roof garden on the second floor and to let in more sunlight. Multi-family units would range from 600- to 900-square foot studio units to three 1,200- to 1,600-square-foot condominiums.

A large ice cream cone-shaped raised metal design element depicted on the façade in one of the building renderings would pay homage to the building’s history.

Planning and Zoning approved Hale’s request for a rezone and a conditional use permit. Commissioner Gene Fadness called it a creative, non-standard use of an existing facility and said the location, which is near surrounding neighborhoods, public transit and a neighborhood grocery store, is ideal for infill.
