A four-story building containing retail and office space, and residential condominiums, is proposed at the southwest corner of Fifth and Main streets in downtown Boise. It would replace the building that houses the restaurant Addie’s and the building that houses the tavern Mack & Charlie’s.
The Boise Historic Preservation Commission has scheduled a public hearing at 6 p.m. March 30 at the City Hall council chambers, said Sarah Schafer, chief design review consultant for the City of Boise. The existing structures have been deemed “non-contributing” to the Old Boise Historic District, “so the new design is going to have a big impact on the Commission’s decision,” she said. An approval by the Commission would be subject to a 10-day appeal period.
Property owner Clay Carley said the new project would be similar to the neighboring Veltex Building, “an excellent example of mixed-use development” with “all the elements of smart growth.”
The new project would be a venture of Capital Partners LP, of which he is general manager.
Boise architect Andy Erstad is the designer. Intermountain Commercial Real Estate of Boise is marketing space in the proposed building. Financing, a project general contractor and an initial anchor tenant are not finalized.
The four-story structure would have retail space at grade, condos on top – at multiple price points – and office space for lease or sale on the second and third floors, said Guy Levingston of Intermountain Commercial Real Estate. The floors would be 15,000 to 16,000 square feet each, depending on how the common areas are configured.
Carley also is principal in Old Boise LLC, which owns and operates commercial properties in the neighborhood.
