The Arthur: Boise’s latest upscale apartment building

Boise has seen dramatic growth in recent years and will soon welcome its newest upscale 26-floor apartment building.

Standing at a stunning 290-feet and located at 12th and Idaho Streets, the 298-unit building will boast elegance and imagination, along with supreme walkability, stunning 360-degree views, and two floors of rooftop amenities. The project is named after Arthur Oppenheimer, who was known as a community and philanthropic leader, and was the father of Skip and Doug Oppenheimer. It will also feature 8,800 square feet of ground floor retail space and 327 parking spaces.

Jeremy Malone, vice president at Oppenheimer Development Corporation, spoke of the new development’s ability to enhance the livability of downtown Boise.

“The Arthur will attract residents of all ages who are seeking luxury, high-rise apartment living with the finest amenities, exceptional service and attention to detail,” he said. “Every detail has been thoughtfully curated, from the rooftop deck to the front door. The Arthur is a truly magnificent community offering state-of-the-art recreational and social amenities.”

Some of those amenities include a 24-hour concierge and barista, a rooftop pool, a boutique gym with top-tier equipment, a golf simulator, a social library and coworking space and electric vehicle charging stations.

“You’ll be surrounded by luxury throughout The Arthur,” Malone said.

As the area’s second-tallest building in Idaho, The Arthur is truly reshaping the downtown landscape. Malone said it includes 16,500 cubic yards of concrete, which equates to 1,650 concrete truck loads; 1.8 million pounds of rebar; and 575,000 lineal feet (nearly 109 miles) of post-tension tendons.

“The design was inspired by the stunning mountain ranges that frame the city, and our goal was to harmonize urban living with the natural beauty of Boise” said SCB Principal Nolan Sit, AIA. “The serrated design of the building’s crown is a subtle nod to the rugged peaks surrounding Boise, celebrating the city’s deep appreciation for the outdoors. This mountain-inspired theme flows throughout the development, from the balconies’ dynamic forms to the graphics applied to the garage screen.”

While there are many unique parts of the building, Sit said that its signature feature is its sculpted top, which forms a two-story amenity deck designed to accommodate a variety of lifestyles.

“The first level promotes energy and connection, offering an outdoor pool, sunbathing deck, barbecue areas, fitness facilities, lounges and co-working spaces,” he explained. “In contrast, the second level provides a calming atmosphere, with an outdoor hot tub, a private dining room and a fully equipped kitchen. Our team focused on functionality and efficiency by designing the building from the inside out.”

The project is a partnership between Ponsky Capital Partners, White Oak Realty and Oppenheimer Development Corporation. The Arthur will be locally and professionally managed by PCP Elevate and Oppenheimer Development Corporation. Architecture firm SCB has also been involved in the design portion of the project.

Jan Roeser, labor economist for the Idaho Department of Labor shared that while this type of development is not in her area of expertise, she can see the potential impact that this development can have on Idaho’s economy.

“Having different types of housing for all residents of Boise is important,” she said. “This complex is an infusion of money into the economy and requires myriad trades people to finish each unit, financing, wholesale transactions, etc. Any project creates jobs which is what Idaho has garnered a reputation for – providing opportunities.”

Pre-leasing on the units begins this fall and construction will be completed by early 2025.
