Is buying a home in the Treasure Valley becoming more expensive or more affordable? It depends on which county you’re buying in.
Data shows that the median sales price in Ada County is up, but in neighboring Canyon county it’s slightly down.
According to MLS numbers, the median price in Ada County was $555,000 in September, which is almost $18,000 more than September of last year, a 3.3% increase. However, it is down about $5,000 from August 2025.
Canyon County’s median sales price was $421,944 in September, $3,000 less than September 2024, or 0.7% less. Prices are $8,000 less this September compared to the previous month.
Though the prices were up in Ada, so were the sales. Likewise in Canyon where sales were down. According to a release issued by real estate company The Agency Boise, Ada County had 782 sales in September, which was 68 more than September of 2024, or a 9.5% increase. Canyon saw a year-over-year decrease of 2.6% in September with 418 homes sold.
“The market has found a new rhythm,” said Bryce Miller, agent and investment property expert with The Agency Boise. “Buyers and sellers are both finding opportunities ― buyers through greater choice and negotiation, and sellers through demand that is loosening up with slightly lower mortgage rates. It’s becoming a more balanced, healthy environment that rewards preparation and expertise.”
In one area both counties were similar was housing inventory, which was up, making it nearly two years of consecutive monthly year-over-year increases.
In September, there were 2,192 Ada County homes on the market, a 26.8% increase from the same time last year. Canyon County’s inventory increased by 5.8% over the year, with 1,183 active listings. More than 50% of the inventory in Canyon County was comprised of new homes.
Increased inventory has given buyers negotiating power, The Agency Boise stated. “In Ada County, homes sold for an average of 97.1% of their original list price in September, meaning buyers paid about 2.9% below asking on average. In Canyon County, buyers paid an average of 3.3% below the original list price. Many new construction buyers are also taking advantage of builder incentives, adding further flexibility to the market.”
