After the median home sales price dipped in April in both Ada and Canyon counties, experts thought a downward trend in costs might occur.
Unfortunately, for homebuyers, that wasn’t the case.
In May, median sales prices were up across both counties, with Ada costs up by about $34,000 more than April, and Canyon costs up by almost $18,500 more than the previous month. The median sales price in Ada County in May was $579,900 and $433,490 in Canyon County, according to The Agency Boise real estate firm.

Last year at the same time, the median sales price in Ada County was approximately $20,000 less. In Canyon County in May of 2024, it was about $13,500 less.
Despite the rising costs, home sales were also up a bit in May 2025 over the previous year. Ada saw a 3.2% increase in sales, while Canyon saw a 5.9% increase in sales.
Along with the increased prices and closings, inventory was also up, The Agency Boise reported. Homes for sale in Ada County in May were listed at 2,121, which was nearly 500 more than the same time last year and 231 more than in April this year. For Canyon County, there was a 10.1% increase in inventory year over year, with 1,173 listings. That was 108 more than April this year.
“Buyers now have time and options, unlike they did a few years ago,” said Aric Higdon, an agent with The Agency. “Whether you’re looking to build, buy new or purchase a resale home, odds are good you’ll find the right fit in today’s market.”
The firm pointed out that a balanced market which favors neither buyers or sellers could be on the horizon as long as the Treasure Valley continues to accumulate inventory. If there is what the industry refers to as four months of supply on the market, that’s an indicator that it is balanced.
Ada County has about three months of supply and Canyon County has about 2.8 months of supply.
